Background:
WWDC Industrial Park is a 360,000 SF small-bay industrial park located in Silver Spring, MD, approximately five minutes from both the Capital Beltway/I-495 and Washington, DC. The property is home to 43 tenants representing a wide variety of uses. Donohoe Commercial Real Estate has handled the leasing and management of the property for over 30 years.
Challenge:
With so many small and mid-sized tenants combined with the nature of the businesses present in the park, DCRE must manage a very fluid leasing environment. In addition to fluctuating market dynamics, DCRE must respond to constantly evolving tenant requirements. This requires constant and close communications with all tenants in order to anticipate their respective needs for expansion, retraction and vacancy.
Results:
Year after year, Donohoe Commercial Real Estate’s leasing team has maintained a 95%-plus occupancy rate by working closely with the existing tenant base, in conjunction with sourcing new tenants. DCRE completes approximately 6-10 leases per year.
