Background:

4530 Wisconsin Avenue is a 50,000 SF office and retail building located in the Uptown submarket adjacent to the Tenley Metro.  The building has been leased and fully-managed by Donohoe Real Estate Services since it delivered in 1988.

Challenge:

After two large tenants vacated and other unexpected rollover resulted in four vacant floors, totaling approximately 35,000 SF of available space, DRES initiated an extensive marketing campaign and broker outreach program to re-position and re-tenant the building.

Result:

Within twelve months, DRES had finalized five (5) lease transactions, backfilling all the building vacancy.  In addition to finalizing a 10,000 SF transaction with a national retailer, DRES completed two other full-floor, 10-year leases: one with an intellectual-property law firm, the other with a prominent medical group. These transactions showcased Donohoe’s ability to connect with and meet the tenant market, manage multiple transactions simultaneously, and create significant value for building ownership.
