Upton Place on Wisconsin earned the prestigious Award of Excellence in the Best Master Plan/Mixed-Use Project category at the NAIOP DC|MD 2024 Awards of Excellence Program on September 25, 2024. This accolade recognizes projects that excel in promoting the mixed-use formula, incorporating at least three distinct uses.
Upton Place on Wisconsin revitalized a former Fannie Mae office building, transforming it into a vibrant mixed-use residential and retail hub in northwest DC. This $300MM adaptive reuse project developed by Donohoe Development and Aimco features 689 multifamily residences, including 65 affordable units, complemented by 105,000 square feet of retail space and a restored 800-space below-grade parking garage.
Designed by SK+I Architecture and built by Donohoe Construction, Upton Place blends two distinct residential buildings, requiring innovative design solutions, creative architectural integration, and complex construction. The front building along Wisconsin Avenue, known as “4K Wisconsin,” houses 455 apartments, while “The Parc,” offers 234 luxury residences overlooking Glover Archbold Park. Both buildings sit atop retail space, which includes a 55,000-square-foot OneLife Fitness, a 30,000-square-foot Lidl grocery store, and the restored 800-space garage.
The project’s success was the result of a highly collaborative approach, encompassing everything from intricate deal structuring and financing to community engagement, design execution, and a 34-month construction timeline—efforts that culminated in Upton Place receiving this distinguished Award of Excellence.
