Donohoe Development Announces Major Industrial and Self-Storage Project Inside the Beltway

Donohoe Development is excited to announce a new development project on 10 acres of industrially zoned property in Silver Spring, Maryland. Located at 8800 Brookville Road, the 400,000 square foot “over-under” project is planned to be delivered in two phases. The initial phase will include a 75,000-square-foot flex industrial building featuring clear ceiling heights of 20 feet on the lower level and 24 feet on the upper level, as well as a 120,000-square-foot self-storage facility.
Jad Donohoe, Senior Vice President of Donohoe Development, commented on the project: “This development represents a unique opportunity to revitalize an industrial area while meeting the growing demand for self-storage and industrial spaces, underserved sectors in lower Montgomery County. Our goal is to provide space alternatives that integrate well with the existing landscape while providing rare opportunities inside the beltway for industrial users to be well-located near their clients.”
The flex industrial property will be the first new property of its kind to be constructed inside the Capital Beltway in Maryland in many decades. The property is strategically situated just 100 yards from the future Lyttonsville Purple Line Metro station, allowing future tenants’ employees convenient commute alternatives. The project will boost visibility for new, customer-facing tenants and increase storage capacity for residents, all while respecting the site’s existing infrastructure.
The project stands out as a new venture for Donohoe Development, known for its extensive experience in developing a diverse range of commercial real estate, including mixed-use, hotel, and residential properties. In addition to its traditional strategy, the Brookville Road development introduces a novel focus for the company: complementary industrial and self-storage uses. This project is a noteworthy addition to the Donohoe portfolio, showcasing a dedication to addressing the local community’s needs and setting a precedent for future developments.
Donohoe Construction is expected to break ground on the project in the first quarter of 2025, with the property becoming available to prospective tenants in early 2026. Donohoe Commercial Real Estate is managing the industrial/flex space lease-up and will consider build-to-suit options for larger tenants requiring specific configurations.
