Chevy Chase Pavilion is credited with consolidating high-end retail in Chevy Chase/Friendship Heights. The mixed-use development includes restaurants, 230,000 square feet of retail, a 200,000 square foot office building, a luxury health club, and an Embassy Suites hotel, all centered around a glassy, 11-story atrium. Donohoe was the first to bring the Los Angeles based California Cheesecake Factory to the DC area with this project.

The transit-oriented development replaced a series of one-story buildings and surface parking lots. The development required a lengthy Planned Unit Development and public input process. Donohoe successfully organized business owners and community residents in favor of the project, leading to a successful entitlement process. The project was closely coordinated with WMATA, with whom we negotiated an access agreement to the Friendship Heights Metro station, HC elevator easement modifications, and construction rights to allow construction within, over and under this facility at this gateway location. This required the retention and inclusion of an existing Metro elevator shaft on the property and providing for a new bank of escalators and direct access to the Friendship Heights Metro station from within the complex.
