Commanding the intersection of New Jersey Avenue and M Street, SE, Insignia on M (IOM) is a 13-story tower containing 324 studio, one, and two-bedroom luxury apartment units. The building contains approximately 10,000SF of ground floor retail space and three levels of below grade parking. The property is located atop the Ballpark-Navy Yard Metro station, two blocks from the Washington Navy Yard and Washington Nationals baseball stadium, and features views of the waterfront and Capitol building.
Initially planned for office uses, Donohoe reprogrammed the site for residential use in response to market conditions, and expanded the site by the acquisition of additional property. The project required design review and coordination with WMATA, and the negotiated purchase of Metro property. Donohoe acquired the Ballpark-Navy Yard East station entrance, granting back easement rights for the Metro station to remain, and negotiated construction rights to allow construction around and over this station and tunnel. IOM is a joint venture with an institutional equity partner. The project was completed in early 2017.
