The Hilton Garden Inn Bethesda is the new centerpiece of the Air Rights Center, a 715,000 s.f. complex of three office towers complemented by retail, structured parking and restaurants. The new hotel, with 216 rooms and ample meeting space, interconnects the existing buildings via raised walkways, allowing access through the complex. Working with the complex’s owner, TIAA-CREF, Donohoe devised a plan to partially demolish the Air Rights parking structure in order to add the hotel along the Waverly Street frontage – all the while keeping the rest of the garage open to serve Air Rights customers. The Hilton Garden Inn is the first new hotel to be built in Bethesda for 23 years. The project also included a public art installation and the renovation of nearby Elm Street Park.
